Understanding the costs

Considering a move to Frank Vickery Village can be a valuable lifestyle investment, depending on your personal circumstances. It's vital you know the costs involved and have clarity on the processes to help you feel confident in your decision.

Prior to moving in

Prior to moving in 

If you choose to move into our retirement village, you’ll need to sign a loan license agreement with Wesley Mission. This agreement grants you the exclusive right to reside in your chosen home until you decide to leave.


You will also be required to make a one-off ingoing fee to secure your new home. This fee is divided into two parts: a holding deposit at the time of purchase, followed by the remaining balance prior to your arrival. When you move out, you will receive a portion of the loan component back.

 

The refund amount is determined in advance based on your individual contract and is subject to a 5% non-refundable portion, so you will know precisely how much you’ll receive back before moving in.

After you have moved in

After you have moved in

 

Once you move in, you will pay a recurring fee every two weeks, which is based on the size and configuration of your unit. This fee is reviewed annually in consultation with the resident committee.

 

Also, you will be responsible for paying your gas, telephone and electricity bills, which will be charged directly by the provider you select.

 

Please note that a gas surcharge may apply to certain units, which will be charged by Wesley Mission in addition to the recurrent fee. We will talk about this with you prior to you signing the contract.

Moving out

Moving Out

 

When it’s time for you to move out, you’ll need to pay a departure or deferred management fee (DMF), along with recurrent charges for up to 42 days after departure. The DMF will be deducted from your incoming contribution and is calculated as a percentage for each year you live in the village, with a maximum period of five years.


The DMF percentage you choose will influence your incoming fee and will be part of your agreed-upon contract with the village. For instance, if you select a 30% DMF fee, you will receive back 70% of your incoming contribution. We know each situation is unique, so please feel free to discuss our flexible DMF options with us.

What is the retirement community like at this village?
The retirement community at Frank Vickey Village is welcoming and warm. With a plethora of common facilities to use and an on-site officer organising various interesting activities, there’s always something to do. You can keep healthy and active at the boutique gym, or join in and play outdoor bowls or croquet. With two libraries to draw from, you have access to a large number of books and resources, or meet up with friends at our on-site café. With access to an internet café and computer room, you can remain connected with the world. And our village hairdresser will keep your crowning glory looking wonderful.

How much does a retirement village in the Sutherland Shire cost?
Our studio units start from just $350,000*, as we make an effort to make this lovely lifestyle accessible. We also offer reasonable fortnightly fees, from just $388.52 for our studio units, so you can confidently budget for your future.
What’s the difference between a retirement village & an aged care home?
A retirement village typically offers independent living options for older adults looking for a community atmosphere, with amenities that include social activities and support services. An aged care home is a single residential facility that provides more intensive care for those who need assistance with daily activities or medical attention.
Will the fortnightly recurrent fee change over time?
Your fortnightly fees cover operation and maintenance costs, and may increase over time. They are reviewed annually in consultation with the resident committee of your retirement village, and can only be varied once in a 12-month period.
What’s not included in the recurrent fee?
Your bills, such as electricity, internet and phone, are not included in the recurrent fee. Your choice of supplier charges you directly. Building and retirement village improvements are also not included in this fee. They are covered by your deferred management fee. An additional gas surcharge is also applicable for select units, and this is charged by Wesley Mission on top of the recurrent fee. We will discuss all fees with you before you sign a contract.
Why do I have to pay a departure or deferred management fee (DMF)?
Rather than paying for building and village improvements as part of your ongoing fees, the costs are covered by the DMF. The DMF is calculated as a percentage of the refundable incoming fee, multiplied by the number of years you’ve lived in the village, capped at five years. 
Can I have guests?
Guests are very welcome in our retirement villages, and they can stay the night with you, or in one of our guest units (subject to availability).
Are pets allowed at this retirement village?
Currently, pets are not permitted at Frank Vickery retirement village.

These security features are designed to create a safe and supportive environment with 24/7 access to assistance, with onsite overnight teams and dedicated staff available for support.

 

It also offers you greater freedom should you want to “lock and leave” for an extended period of time to visit family or for a holiday, with the peace of mind that your home is safe and secure.
