Specialist Disability Accommodation (SDA) funding is an important part of the National Disability Insurance Scheme (NDIS), helping to support individuals with significant disabilities in accessing suitable housing solutions. What is Specialist Disability Accommodation?
NDIS-funded Specialist Disability Accommodation (SDA) is for individuals with very high support requirements or severe functional impairments. These homes are either modified or purpose-built. They encompass elements geared for accessibility like ramps, ceiling hoists and wide doorways to make everyday life easier for tenants and their caregivers.
What’s included in the Specialist Disability Accommodation?

SDA  funding covers the cost of the physical building, which has been modified or purpose-built according to these four levels of need:

  • Improved Liveability
  • Robust
  •  Fully Accessible
  • High Physical Comfort

This is distinct from Supported Independent Living (SIL), which refers to the provision of personalised services that are offered within these homes.

What are the benefits of living in an SDA home?
An SDA offers tenants homes with the physical infrastructure, such as sturdy construction, ramps and extra-wide doorways, to accommodate various levels of functional impairment. Also, specialised trained staff are available to provide day-to-day services, focusing on promoting independence, connection and quality of life.
How does NDIS funding work for Specialist Disability accommodation?
NDIS funding for SDA covers the physical home, rather than the everyday costs of living. NDIS pays the Specialist Disability Accommodation provider directly, who is responsible for constructing and maintaining the accessible dwelling. A potential tenant’s NDIS plan should include SDA funding, and they also need to meet eligibility criteria. Tenants still need to contribute to rent and day-to-day expenses such as food and utilities.
How can I change my SDA provider if I’m unhappy with my current accommodation?
To swap your current Specialised Disability Accommodation (SDA) provider to another one, you need to end your present service agreement by writing a formal letter, letting your current provider know about the change. Once organised, you’ll also need to include your new provider in your updated NDIS plan.
What does a disability worker do in an SDA home?
Disability workers support tenants in SDA homes by implementing their personal care plans on a daily basis. This includes providing help with chores, community engagements and personal care.
